What you get.
A written review, typically 8–15 pages:
- Market benchmark. What the rent should be against comparable current transactions in your market and building grade.
- Clause-by-clause analysis. Escalation mechanism, outgoings, make-good, options to renew, assignment rights, redevelopment clauses.
- Renewal offer analysis. The offer on the table priced against market, with the levers you hold.
- Written recommendation. Sign, counter, or walk — with the reasoning.
When it's the right service.
Most commonly when a renewal offer is in front of you and you don't know whether it's fair — landlords typically open 8–20% above market. Also when you've inherited a lease and want to know what you're carrying, or when you're four to six months from an expiry decision and need a baseline to model against.
Timing: scope and fee agreed in writing day one, written review delivered inside two business weeks, with a walk-through call if you want one.

What happens after.
Some clients act on the recommendation themselves — the review is written so they can. Some engage us for Tenant Representation to run the negotiation from where the review leaves off, priced separately. And some do nothing, because the recommendation is to accept the offer. That happens more than you'd think.
